What is Live Brentwood?+×
I'm Jason Gruner, a realtor with Coldwell Banker Southern Realty. Live Brentwood is the public desk I keep for Brentwood, TN, the houses that list, the ones that sell, and the monthly sold table. If you want the neighborhood picture first, start on
About Brentwood. I name Brentwood because it is the neighborhood I publish on. I do not steer anyone to a street, a school, or a block.
How do I see homes for sale in Brentwood right now?+×
Open
Homes for Sale on the live Brentwood search. That is the public path to active listings in Brentwood. I do not invent a live count on this page.
Where is the monthly Brentwood price report?+×
I send the sold table each month by email. Ask for it from
my contact page. Addresses, sale prices, square footage, and days on market from the last closed set. No portal average. No neighborhood vibe piece. If you want me to walk an address against that table, write me from the
contact page.
How do I contact Jason about buying or selling?+×
Write me from the
contact page. If you are buying, send written housing criteria. Beds, baths, budget, timing, property type. If you are selling, I will walk your address against the sold table. I answer my own phone.
What do homes in Brentwood typically sell for?+×
As of October 13, 2026, my Realtracs search for site built single family homes with a Brentwood, TN mailing address shows 242 closed sales in the last 90 days, at a median sold price of $1,350,000 and an average of $1,743,776. Over the last 30 days, 63 homes closed at a median of $1,185,000 and an average of $1,577,981. A few very high sales pull the average up, so I lead with the median. For the latest numbers, ask me for the monthly Brentwood report.
How fast are Brentwood homes selling?+×
As of October 13, 2026, homes in that same search that closed in the last 90 days averaged 30 days on market, and homes that closed in the last 30 days averaged 40 days. The search also showed 302 active listings, 54 under contract and still showing, and 47 under contract and not showing. Days on market vary a lot by price and condition, so I compare each home with its closest recent sales.
Which schools is a Brentwood home zoned for?+×
School zoning is set by address, not by ZIP code. The City of Brentwood is in Williamson County, and its public schools are part of Williamson County Schools. Some homes with a Brentwood mailing address are in Davidson County and are served by Metro Nashville Public Schools instead. Zones can change, so always verify the assigned schools for a specific address with the
Williamson County Schools zone lookup, or with Metro Nashville Public Schools for a Davidson County address. I share zoning facts only. I do not rate schools.
What are HOA fees like in Brentwood?+×
It depends on the neighborhood. Some Brentwood subdivisions have an HOA with amenities such as a clubhouse, a pool, or walking trails, and others have no HOA at all. For example, among the listings I wrote about on October 13, 2026, 9004 Old Smyrna Road was listed with no HOA, while the listing for 9265 Berwyn Court in Witherspoon mentioned HOA approval for a pool. I confirm dues, rules, and any transfer fees for each home with the listing agent before you write an offer.
How much are property taxes in Brentwood?+×
For 2026, Williamson County lists a combined rate of $1.49 per $100 of assessed value for property inside the City of Brentwood: $0.19 for the city and $1.30 for the county. Residential property in Tennessee is assessed at 25 percent of its appraised value, so a home appraised at $1,000,000 would have an assessed value of $250,000 and an estimated tax of about $3,725 a year. Rates can change each year, and some Brentwood mailing addresses are outside the city or in Davidson County, so confirm any figure with the
Williamson County property tax calculator.
What is driving Brentwood home prices right now?+×
I stick to what the numbers show. In my Realtracs data for September 2026, 71 Brentwood homes closed at a median of $1,225,000, compared with $1,307,500 in September 2025, and the median sold price per square foot was $331 compared with $362 a year earlier. The median size of the homes that sold was also smaller, 3,709 square feet compared with 3,896, but price per square foot fell a bit more than the median price, so the change is not only smaller homes selling. For any single home, location, lot size, age, and updates drive the price, and I walk each address against its closest sales.
When is the best time to sell a home in Brentwood?+×
I do not have a verified seasonal pattern for Brentwood that I am willing to quote, so I will not promise one. What I can tell you is that pricing and preparation matter more than the calendar. As of October 13, 2026, my Brentwood search showed 302 active listings, so the competition a seller faces is real. I look at current inventory, recent sales near your address, and your own timing, and then we pick a launch date together.
Does a Brentwood mailing address mean the home is in the City of Brentwood?+×
Not always. Realtracs and the post office use the postal city, so some homes with a Brentwood, TN mailing address sit outside the city limits, including some in Davidson County. That can change property taxes, city services, and school zoning, so I check each address against county records before you rely on it.
How do I get a free home value for my Brentwood home?+×
Write me from my
contact page with your address. I will put together a free comparison of your home against the closest recent Brentwood sales, with addresses, sale prices, square footage, and days on market, not a portal estimate. There is no cost and no obligation.
