About Brentwood
A Brentwood neighborhood guide, written by the realtor who works it.
I'm Jason Gruner with Coldwell Banker Southern Realty. I cover Brentwood on a regular basis. Every home that lists, every new build under construction, and every home, condo, and townhome that sells.

The area, the way I describe it
Brentwood is a city in Williamson County, just south of Nashville along Interstate 65. It was incorporated in 1969 and is known for its neighborhoods, wooded lots, and a large network of city parks.
Crockett Park, River Park, Granny White Park, and Marcella Vivrette Smith Park, home of the historic Ravenswood Mansion, are all run by the city. Public schools are part of Williamson County Schools.
The short version I give people: Location, South of Nashville along Interstate 65. Government, Incorporated city, 1969. County, Williamson.
I name Brentwood because it is the neighborhood I publish on. I do not steer anyone to a street, a school, or a block. You give me written housing criteria. Beds, baths, budget, timing, property type. I show you the houses that match.
What I point out
What people ask me to explain about Brentwood

The housing stock
Homes vary by street and era. I treat every house as its own house and price it against what actually closed nearby.
Close to the rest of town
I describe drive times from a specific address, not from the neighborhood name. That is the honest way to talk about a location.
Real estate and homes
The houses I actually walk
The first thing I explain on a listing appointment in Brentwood is how the house compares to what actually closed nearby in the last few months. Lot size, age, updates, and condition move the number more than the neighborhood name does.
New construction and renovated homes show up where older houses were updated or replaced. I still treat every new build as its own house. I do not lump them.
Inventory in Brentwood is mostly single family homes, with some condos and townhomes depending on the street. I keep up with all of it.

Lifestyle
How I talk about daily life in Brentwood
These are places I walk past and hear about. They are local favorites, not advertisements, and they are not a reason I will steer you to a particular house.
Places I point out
Crockett Park
A large city park with trails, athletic fields, and summer concerts at the amphitheater.
River Park
A city park along the Little Harpeth River with trails and a playground.
Granny White Park
A city park with tennis courts, a playground, and walking trails.
Marcella Vivrette Smith Park
A large park with hiking trails and the historic Ravenswood Mansion.
John P. Holt Brentwood Library
The city library, a regular stop for a lot of Brentwood families.
Interstate 65
The main route north to Nashville and south to Franklin and Cool Springs.
Errands and everyday life
Groceries and errands
I map the grocery store, the pharmacy, and daily errands from a specific address when we tour, so the drive matches what you asked for.
Parks
Crockett Park, River Park, Granny White Park, Marcella Vivrette Smith Park. I use them as landmarks when I describe where a house sits.
Getting around
Most people in Brentwood keep a car. I describe commute time from a specific address. I do not sell a neighborhood as a personality test.
Schools
Nearby schools, as location context
Public schools serving Brentwood are part of Williamson County Schools. I list that so you can locate the neighborhood on a map. I do not use schools, or any demographic story, to decide who should live on a street. Confirm zoning and options with the school district directly.
Community
The neighborhood on weekdays and weekends
Traffic, noise, and parking vary by street in Brentwood. I tell buyers and sellers what I see on a specific block so it matches what they asked for in writing. It is not a pitch about who belongs here.
