1817 Dartmouth Drive is one of the Brentwood homes for sale that you buy as a plan and a homesite. It is a to be built Elmsley plan by Drees Homes in phase two of Arcadia, with about 4,599 square feet, five bedrooms, five full baths and one half bath, on a half acre homesite. The listing shows a completion date of September 15, 2027. I'm Jason Gruner with Coldwell Banker Southern Realty. At $2,141,900, which the listing says includes the homesite premium and elevation C, this is a decision about a plan, a lot, and a builder all at once. Here is how I see it.

Inside the home
The listing describes the Elmsley as a popular plan for buyers who want mostly one level living. The main floor includes a spacious primary suite, a home office, three bedrooms, and an open kitchen, family, and dining area. The photos on this page are representative of the plan, not this home.

Upstairs, the second floor adds a game room, a media room, and a fifth bedroom, according to the listing. The remarks describe soaring ceilings and a large kitchen with an oversized island and a working pantry as hallmarks of the plan.

With any to be built home, the details of what is included matter. I would want to sit down with you and the builder's price sheet to see exactly what comes with elevation C and the base specifications, which upgrades you would want, and how the total compares with finished Brentwood homes of similar size.
Outdoor space and the lot
The homesite is listed at half an acre. Because the home has not been built, there are no photos of this lot's finished yard, and the outdoor area in the photos is representative only. The listing describes the Arcadia community as having a beautiful landscape with rolling hills bordered by trees. I would walk the homesite with you to look at the grade, the orientation, and how the home would sit on the lot before choosing.

Why Dartmouth Drive works in Brentwood
1817 Dartmouth Drive is a homesite in Arcadia, a Drees Homes community. The listing says Arcadia is about ten minutes to Interstate 65 and Cool Springs, less than 25 minutes to downtown Nashville, and about ten minutes from dining and grocery stores including Whole Foods and Trader Joe's. The listing notes the home can be built on this homesite and others in phase two, so I would compare the available lots side by side and ask the builder about timelines and deposits.
Living in Brentwood, one of Nashville's best suburbs
I work Brentwood often, and here is how I describe it to people who are new to the area. Brentwood is its own city just south of Nashville, with Interstate 65 running through it, so many buyers I talk with weigh a quick drive into Nashville against more room at home. Housing ranges from older ranch and traditional homes on large lots to newer construction in planned communities, so price points and lot sizes vary a great deal from one street to the next. Many neighborhoods have their own amenities, such as a clubhouse, a pool, or walking trails, and those details come from each listing, not from a general rule. I do not tell anyone which street is right for them. What I do is help you compare real homes against real recent sales, so you can decide what matters to you. That is how I think anyone should shop Brentwood real estate, and it is why I keep notes like this one.

The Brentwood market right now
As of October 13, 2026, my Realtracs pull for these notes covers ten active Brentwood listings, priced from $789,900 to $3,100,000. I am still building my full Brentwood snapshot of homes under contract, recent closings, and days on market, and I would rather leave those numbers out than guess at them. When I compare a home like 1817 Dartmouth Drive, I pull the closest recent sales by age, size, and lot, because a citywide average can hide a lot in a market this varied. Treat any listing data as a snapshot, not a forecast. If you want my monthly Brentwood price report, you can request it here, and my Brentwood market page is where the snapshot will live.
When I price a Brentwood home with a buyer, I look at three things first: how the home compares with the closest closed sales, how long similar homes took to sell, and what the lot adds. A list price is the seller's opening position, not the market's final word, and the gap between the two is where a good offer gets written. I would rather show you that gap with real addresses than describe it in general terms.
